Why Do You Need a Buyer’s Agent?

Real Estate is a constantly evolving animal. Values rise and fall, Mortgage guidelines change almost daily, hidden defects or problems can turn your new home into a money pit, and so many other factors it will make your head spin!

If only there was some kind of expert who could guide you through the process from start to finish for free…Well there is, and that subtle little question brings me to my first point….Our services to Buyers are always completely FREE. And when I say that I mean it 100%, Unlike other agent’s when you sign up with The Muller Realty Group as your Buyer’s agents you never pay a dime. Buy a FSBO…Pay Nothing, A home offering a discounted commission…again nothing, Short sale and the bank doesn’t pay full commission? You get it by now, you pay nothing!

So here is what we are going to do, Instead of 1000 words about how great I am, or showing you pictures of me surrounded by cute puppies or adoring children, I am going to quickly run you through a breakdown of the home buying process with The Muller Realty Group

Buying a New Home

Step 1 – First Contact - You can always just give us a call anytime at 770-363-4528 or like most of our clients you can start by visiting The site is packed with information about local areas and has some amazing search features. You can search by City, County, Map, Zip Code, MLS#, Subdivision, School District, Foreclosures, New Construction, or easiest of all fill out the Insta-Search request form and we will do all the work for you! You will find all the information you need about the homes you are interested in quickly and easily, including local demographics, school information, mapping, and much more.

Step 2 – Custom Home Search Page – At this point we will have spoken and hopefully even met in person. You will have either filled out an Insta-Search request or told us directly what you are looking for in your new home. We will now set up one of the coolest things we offer our clients, your own custom home search website.

This site will show only homes or price changes that meet your specific search criteria, and updates every 30 minutes with the latest information from the MLS. I can’t stress enough how important this feature is, especially when looking for a foreclosure or any other great deal, Rates are low, and people are buying quickly when these types of deals come on the market. Being the first to know can save you thousands of dollars off the price of your new home.

Also for the first time you are able to change your search criteria yourself, whenever you want. This essentially allows you to search for your new home using the same exact tools available to agents. Once you have identified which homes interest you, you will be able to save your favorites, email them to family or friends, ask questions online for us to answer and much more.

Step 3 – Lets look at some houses! Day 1 – You have identified the houses you would like to see, so we hit the road and start to check them out. Here is where having The Muller Realty Group as your buyer’s agents really starts to pay off…We do a lot more then just open doors and point out things like hardwood floors that you can clearly see for yourself.

-After completing Certified Home inspector training we can spot potential problems and judge their seriousness before you get too deep into the process. Also once you have decided on the right house for you, we have the advantage when negotiating for repairs

-As a licensed Appraiser (inactive) we understand home values, and know how to negotiate for the best possible price. We also are able to determine how the location of a home and outside factors may effect value now and in the future.

-As a former Loan Officer we are able to guide you through the loan process regardless of who you have selected as your lender. We can identify potential appraisal issues in a turbulent market and also make sure you are not paying excessive or junk fee’s.

House Hunting Round 2 – At this point we have taken a look at some if not all of the homes you have selected so far. And the reality of it is, no matter how much info you have provided us about what you are looking for, nothing gives us a better idea of what you like then looking at the first day of houses with you in person. Now that we have done that we like to have you into the office so we can go over the MLS together and give you some recommendations of what we think you should look at next. We know this market, we show these houses all the time and are very familiar with them. Being armed with the knowledge we gained on the first day it enables us to really pinpoint the homes that best match your wants and needs.

How ever many it takes – If it takes one day or 6 months we now know what you are looking for and we will continue to help you look for it until we find exactly the right home for you.

OK, we found it! – So we found the perfect house, and now it’s time to make an offer. We will send you home to relax while we start our homework. Finding out everything we need to know to ensure we get the house you want for the least amount of money possible. Pulling the tax records to find out what is owed on the home, reviewing the sellers disclosure, doing a complete market analysis, and so on. We will then all sit down and decide what our initial offer should be.

Back and Forth – Now the negotiating starts, and not the warm and fuzzy negotiating, but the Gordon Gecko style negotiating (google him if you don’t get the reference). We will examine the sellers counter offer, and then decide how to proceed. Provide supporting market analysis, and whatever else it takes to make sure you get the best deal possible.

We are not the type of agents who just want you to agree as quickly as possible to the seller’s offer. We don’t want to push you into a home just so we can have a closing as soon as possible. Our success comes from the referrals you will give when you are thrilled with the great deal you got on your perfect new home.

Agreement! Congratulations! – OK, we have done it, we found the perfect home at the perfect price. At this point we will coordinate    with the inspector, lender, appraiser, Termite Inspector, and closing attorney to make sure things go as smoothly as possible. We will review the inspection with you and aggressively negotiate to have the repairs done that are needed. Monitor the loan process to avoid problems or delays, and in general handle pretty much everything so all you have to do is sit around and pick out new paint colors.

Closing – We are committed to being your agents for life, no disappearing act after closing. We will still be available to you for anything    from questions about your homestead exemption to recommendations for contractors or landscapers.
